Boiler Repair & Installation
Gas and oil boiler repair, maintenance and installation across Washington, D.C. and Maryland — hot-water and hydronic heating, all makes and models.
If your home heats with radiators or baseboard, you have a boiler — and when it stops, the whole house goes cold. All-Pro Services repairs, maintains and replaces gas and oil boilers and hot-water (hydronic) heating systems across Washington, D.C. and Maryland.
Boilers are common in the area’s older homes, and they’re a different animal from a forced-air furnace: instead of blowing heated air, they heat water and circulate it through radiators, baseboard, or radiant floor loops for steady, even warmth. That takes a technician who actually knows hydronic systems — circulator pumps, expansion tanks, zone valves and all. Our NATE-certified team has worked on them for more than 40 years, on all makes and models.
Boiler services we provide
Boiler Repair
No heat, cold radiators, leaks, pressure problems or strange noises — diagnosed and fixed.
Boiler Maintenance
An annual checkup keeps a boiler running safely and efficiently and heads off mid-winter failures.
Boiler Installation
Right-sized gas and oil boiler replacements and hydronic system upgrades, with a free estimate.
Common boiler problems we fix
- No heat / cold radiators — often a failed circulator pump, a stuck zone valve, an airlocked loop, or an ignition/pilot fault.
- Losing pressure — a boiler that repeatedly drops below normal pressure usually has a leak, a failing expansion tank, or a faulty pressure-relief valve.
- Some rooms warm, others cold — uneven heat points to zoning issues, a bad zone valve, or air trapped in the system that needs bleeding.
- Banging, gurgling or “kettling” noises — typically trapped air, circulation problems, or scale buildup on the heat exchanger.
- Leaks — around the boiler, pump, or fittings; some are simple, but a leaking heat exchanger usually means replacement.
Gas vs. oil boilers
We service and install both. Gas boilers are the most common where natural gas is available; oil boilers remain widespread in homes beyond the gas lines, and they need an experienced hand for clean, efficient operation. Either way, efficiency is rated in AFUE — and a modern high-efficiency boiler can recover a meaningful share of the fuel an older unit was sending up the flue.
Repair or replace your boiler?
Well-maintained boilers often last 15–25 years — longer than many furnaces — so repair is frequently the right call. But once a boiler is leaking from the heat exchanger, badly corroded, or far down the efficiency curve, replacement usually makes more sense. We’ll give you an honest assessment for your system and home, and an maintenance agreement keeps whatever you have running its best with priority service and 20% off repairs.
Boiler FAQs
Why are some of my radiators cold?
Cold spots usually mean trapped air, a circulation problem, or a stuck zone valve. Bleeding the radiators sometimes helps, but persistent cold zones are worth a service visit to find the root cause.
Why does my boiler keep losing pressure?
Repeated pressure loss typically points to a leak somewhere in the system, a waterlogged expansion tank, or a faulty relief valve. It’s worth diagnosing promptly — low pressure can leave you without heat.
How long does a boiler last?
With regular maintenance, many boilers run 15–25 years. Leaks from the heat exchanger, heavy corrosion, or poor efficiency are the usual signs it’s time to replace.
Do you service both gas and oil boilers?
Yes — we repair, maintain and install gas and oil boilers and hot-water (hydronic) heating systems of all makes and models.
What does a circulator pump do?
The circulator pump moves heated water from the boiler out to your radiators or baseboard and back. When it fails, the boiler may run but the heat never reaches your rooms — a common and very fixable no-heat cause.
