How Often Should You Service Your A/C and Furnace?

Heating and cooling equipment is like a car: a little regular attention prevents most expensive breakdowns. But how often is enough? Here’s a simple maintenance schedule that keeps systems reliable through D.C. and Maryland’s demanding seasons.

The short answer: twice a year

Plan on two professional tune-ups a year — one for cooling in spring, one for heating in fall. Each season puts its own strain on the equipment, and checking a system before you lean on it beats discovering a problem on the first 95-degree or 20-degree day.

If you have a heat pump, which runs year-round for both heating and cooling, twice-yearly service is especially worthwhile because it works harder than a system that rests half the year.

What a tune-up actually covers

  • Checking refrigerant charge and airflow (cooling) and combustion safety (heating)
  • Cleaning coils and inspecting the blower
  • Testing electrical connections, capacitors, and the thermostat
  • Clearing the condensate drain and checking for leaks
  • Catching small wear — a weak capacitor, a fraying belt — before it strands you

What you should do between visits

The most important homeowner task is simple: change the air filter every 1–3 months. A clean filter protects airflow, efficiency, and the equipment itself. Also keep the outdoor unit clear of leaves, grass clippings, and shrubs, and make sure indoor vents aren’t blocked by furniture.

Skipping maintenance is the most common reason systems fail early — and many manufacturer warranties require documented annual service. A maintenance plan bundles both visits, adds priority scheduling, and usually pays for itself. See our maintenance program.

Whether you need a seasonal tune-up or a repair, our NATE-certified technicians keep systems running across Washington, D.C. and Maryland. Schedule service or find your area.

HVAC Maintenance FAQs

When is the best time to service my A/C and furnace?

Service cooling in spring and heating in fall — before each system gets heavy use. Booking ahead of the seasonal rush also means easier scheduling.

Can I skip a year if everything seems fine?

It’s risky. Many failures build slowly and silently, and skipping service can also void warranty coverage. Annual (ideally twice-yearly) tune-ups catch problems while they’re cheap to fix.

How often should I change my air filter?

Every 1–3 months for most homes, more often with pets or allergies. It’s the single most valuable thing you can do between professional visits.
